Key compliance checks include:

 

  • Identity Verification (KYC): Agents must collect official photo ID (e.g., a valid passport or UK driving licence) and proof of address (e.g., a utility bill or bank statement).
  • Proof of Property Ownership: Agents must verify that the landlord legally owns the property via HM Land Registry records, title deeds, or official mortgage statements.
  • Sanction and PEP Checks: Agents are legally obligated to check landlords against the UK Financial Sanctions List and for Politically Exposed Persons (PEPs) to prevent money laundering and terrorist financing.
  • Tax Status Checks: If the landlord lives abroad, the letting agent is often responsible for handling tax obligations under the Non-Resident Landlord (NRL) Scheme.
